Deposits payable on booking and are non refundable.
Balance payment required 8 weeks before arrival.
Security bond of £500 paid 48hrs before arrival by bank transfer (guests will not gain entry without bond being paid). It will be fully refunded into your account 3-5 days after departure providing their are no damages, theft, hot tub abuse, extra cleaning or laundry etc. You will be noted ASAP of any problems. Should we require professional services we would supply an estimate/receipt for work or any item replacement.
Bond is not applicable to guests booking individual cottages (however damages are to be paid)
Should you need to cancel we would need 8 weeks notice of any cancellation.
Should we need to cancel we would try to give you as much notice as possible and refund monies paid.
We would reserve the right to cancel last minute should we incur any major problems, such as flood, fire, electrical or heating breakdown (i.e. any things that are out of our control)
Whilst every effort is made to keep it maintained and in good working order, it is inevitable that it will break down occasionally. We would try and fix any problems, but we cannot guarantee this.
Strict 11pm finish or hot tub may be disabled and you would lose your security bond.
You will find everything spotless on arrival. We expect the house to be left clean and tidy. Charges will be made for dirty saucepans, meat tins, grill pans, BBQ, Pet hair on bedding and furniture, muddy paw marks, dog poop around the grounds, none recycling of food waste/plastics.

This will be locked by 10pm unless you have booked the whole venue or there are no other guests in the cottages.
Guests who add more guests and exceed maximum limits of guests will be asked to leave and will be charged.
A maximum of 2 dogs are allowed £10 per night per dog or £50 per week per dog - please contact us prior to arrival if you plan on bringing a dog(s)
